Land Funding

  • Profitable Splits for Quick Closings: Benefit from exceptionally favorable terms with splits of 70/30 in your favor for deals closing within 60 days. Splits adjust to 60/40 for deals from 61 to 120 days, and 50/50 from 121 to 180 days.
  • Extended Deal Terms: For projects extending from 180 days up to a year, terms shift to a 60/40 split favoring the funder.
  • Flexible Investment Ranges: We typically fund projects between $20,000 and $500,000 but are open to both smaller and larger investments.


Comprehensive Fix & Flip Funding Options

  • Generous Loan Provisions: We offer up to $1 million for fix-and-flip loans, funding up to 75% of the loan-to-value. We manage rehab funding through incremental draws and prefer collaborations with seasoned investors.
  • Term Flexibility: Our loans are first-position, always secured by deal equity, structured around six-month terms with extension options.
